Thank you for choosing Chandler Property Management as your new home! In order to approve your application we have guidelines that help us process and determine approval for residency. All of the information requested is very important and required to process your application, so please read through the qualifications and if you have any questions please do not hesitate to ask!

CRITERIA:

  • Six months of verifiable employment with 3 prior pay statements showing gross monthly income equal to three times the rental amount of the apartment home desired.
  • Satisfactory Credit Rating. The following items are not considered during review:
    • Medical Bills
    • Student Loans
    • Bankruptcy that is discharged
  •  Satisfactory rental Verification from prior landlords. This includes lease violations and payment history.
  • Satisfactory rental record with Chandler Property Management, if applicable.

OTHER INFORMATION:

  • All applicants for an apartment home must be 18 years of age.
  • Your deposit will be non-refundable 72 hours after notification of approval of your rental application.

FEES:

  • $45 Application Fee
  • $20 Co-Signer Fee
  • Deposit equal to one month’s rent with Approved Application
  • Deposit equal to one and a half month’s rent without Approved Application
  • $1500 Deposit without Social Security Number
  • Houses – Deposit equal to one month’s rent with Approved Application
  • Houses – Deposit equal to one and a half month’s rent without Approved Application
  • $100 Non-Refundable Fee
  • $20 Per month for pet (all pets must be 25 lbs or less)

I agree to the above terms of those rental review process. Upon completion of this process, I will be notified with a decision of approval or denial. I agree that all information on my application is true to the best of my knowledge and that any false information given will be reason to deny my applications.

    The undersigned applicant(s) hereby applies for and offers to execute a Lease as provided by the Lessor indicated above. The undersigned applicant(s) warrants that the statements contained herein are true. The purpose of this application is to assist Lessor in deciding whether to rent to applicant(s). Receipt of this application by Lessor does not obligate Lessor to deliver occupancy of any rental unit.

  • Each Applicant Agrees and Represents That:

    - The actual date of possession is subject to vacation of premises by prior tenant, if any, and completion of necessary repairs or remodeling.
    - The initial payment will be due and payable upon the signing of the lease and will cover the period from the first day of the term through the remainder of that month.Thereafter all rental payment will be due and payable in advance on the first day of each month.
    - A deposit of $ XXX is made herewith. If the application is approved said deposit will be held, without interest, as full security for the performance of the covenants of the lease and as a damage deposit.
    - If the applicant notifies the Lessor within 72 hours after the execution of this application that applicant no longer wishes to rent a unit, Lessor agrees to return said deposit. Lessor will retain the deposit, if for any reason, prospective Lessee withdraws his application for tenancy, if said application is withdrawn after the 72 hour time limit.
    - Applicant hereby authorizes the Lessor to procure a "consumer report" as defined in the Fair Credit Reporting Act 15 U.S.C. 1681 a(d), seeking information on the credit worthiness, credit standing,credit capacity, character, general reputation, personal characteristics, or mode of living of applicant.
    - Applicant Is not now renting any residence in a name other than that listed above.
    - Applicant agrees to sign a XXX year lease commencing on XXX with a move – in date of XXX at a rental rate of $ XXX monthly for the unit know(n) as XXX
    - Until Lessor executes and tenders a lease to applicant, Lessor shall have the right to reject this applicant for whatever reason.
    - Non refundable application fee $45.00 (for first applicant and $20.00 for each additional applicant).
    *XXX - These items will be defined when our leasing agents calls you to finalize details.
